These Terms and Conditions ("Terms") govern your use of the QibHome website located at qibhome.com (the "Site") and any services provided by QibHome Ltd ("QibHome", "we", "us", or "our"), a company registered in England and Wales. By accessing the Site or engaging our services, you agree to be bound by these Terms. If you do not agree, please do not use the Site or our services.

2. About QibHome

QibHome Ltd is a UK-registered estate agency operating in England and Wales. Our registered office is at 10 Berkley Square, Mayfair, London, W1J 6BR. We are a member of The Property Ombudsman (TPO) redress scheme and are registered with HMRC for Anti-Money Laundering supervision. Our NAEA Propertymark membership number is available on request.

3. Use of the Website

You may use this Site for lawful purposes only and in a manner consistent with all applicable laws and regulations. Property details, descriptions, photographs, floor plans, and pricing information published on this Site are provided in good faith and for general information purposes only. While we take reasonable care to ensure accuracy, QibHome does not warrant that property listings are current, complete, or free from error. All property details should be independently verified. Property particulars do not form part of any contract for sale or letting and are subject to change without notice.

5. Valuations & Estimates

Any property valuation, price guide, rental estimate, or investment projection provided by QibHome — whether on this Site, in correspondence, or in person — represents our professional opinion at the time of assessment and is not a guarantee of value. Property values can fall as well as rise. You should seek independent financial and legal advice before making any property-related financial decision.

6. Service Agreements

The engagement of QibHome for any paid service (sales, lettings, valuation, investment consultancy) is governed by a separate written service agreement or instruction letter, which will be provided to you prior to commencing the service. These Terms apply in addition to and, to the extent they are consistent, alongside any such service agreement. In the event of conflict, the specific service agreement shall take precedence.

7. Intellectual Property

All content on this Site, including text, graphics, logos, photographs, and software, is the property of QibHome Ltd or its licensors and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, modify, or republish any content from this Site without our prior written consent. You may print or download materials from the Site for your personal, non-commercial use only.

9. Anti-Money Laundering

QibHome is registered with HMRC as a supervised business under the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. As part of our legal obligations, we are required to verify the identity of all clients and, in certain circumstances, the source of funds used in property transactions. We may request documentation to satisfy these requirements and reserve the right to decline to act if satisfactory verification cannot be obtained.

10. Limitation of Liability

To the fullest extent permitted by applicable law, QibHome excludes all liability for any loss or damage arising from your use of this Site or reliance on any information contained herein. We do not exclude liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded by law. Our aggregate liability to you in connection with any service shall not exceed the fees paid by you for that specific service.

We operate a formal complaints procedure and aim to resolve all complaints within 15 working days. If your complaint is not resolved to your satisfaction, you may refer it to The Property Ombudsman (TPO) at Milford House, 43–55 Milford Street, Salisbury, SP1 2BP.

13. Governing Law

These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) shall be governed by and construed in accordance with the laws of England and Wales. You agree to submit to the exclusive jurisdiction of the courts of England and Wales.

14. Changes to These Terms

We reserve the right to amend these Terms at any time. The updated Terms will be posted on this page with a revised date. Your continued use of the Site following any changes constitutes your acceptance of the new Terms. Please check this page periodically to ensure you are aware of any changes.

QibHome Ltd is a member of The Property Ombudsman and the National Association of Estate Agents (NAEA Propertymark). We are regulated by HMRC for Anti-Money Laundering purposes. Our services are governed by the laws of England and Wales.
